As for foundation or other concerns about the condition of the property, there's no real way to know for sure since you don't have access to inspect the house before the auction (hence the risk).

Following up on this thread to provide a quick update.We had to stop all of our SMS campaigns back in December.

Plenty of lenders have access to this loan but aren't really marketing it as an "ADU Loan". 

I have access to funds through my HELOC on my full time residence to make a "cash offer" but as most HELOC's go the rate is not great.

We learned this lesson the hard way: Never stop talking to prospective buyers until you've closed. 

I can utilize the MLS to access market data and if you need a realtor, I would be happy to assist.
