I turned all the faucets off and the meter still spins very slowly.Looks like I'm going to be tearing up the floors and sublorrs in the kitchen and living room, and  replacing some plumbing. 

There are so many options my head is spinning at the sheer number of ways for you to come out ahead on this deal.

Any sooner than that and you will spin your wheels or at worst, get a sympathetic judge to make your life hard at the eviction hearing.In my experience, the best way to do it is discreetly speak with them, apologize for their situation, and let them know you are offering them the option to leave with their head held high if they go nicely, instead of the alternative. 

This question jumped out at me because just a few months back I was asking those same questions spending a lot of time spinning my wheels!

Interestingly, according to the article, support for rent control is lower in OC and San Diego counties than the state as a whole ... the headline for the article could have also been:"Poll: Support for rent control in OC and SD counties weaker compared to rest of state"Depends how you wanna spin it... :)

But it is tough to put much of a spin on these terms, because in the HRS and associated Acts, definitions are already provided for these terms, leaving little room for interpretation.
