It spells out the monthly rent,when it’s due, the length of the lease (or term), should contain clauses required by the federal and state governments, andmuch more.

You should have the owner draw up a lease with an attorney spelling out everything,

Some of the things I learned to do is to use my contract with the contractors to spell out exactly what I need from them as I may not be available on a daily basis.

Some things are explicit in the lease,  parking only 2 registered vehicles and others are things that are more general  in the terms of the lease where you don't think you should have to spell it out for people.
