The options are:1. you could get it from investors but then you will need to use an SEC exemption2.

Northern NJ has options as well, but MTR works better in a lot of areas because there is demand.

Turbotenant, Avail and Buildium are other great options too. 

Both still have value, but you have to know you are looking at third or more serving options in these places.

I would also consider MTR in these markets as it is highly profitable with less turnover and more options for guests.

A lease-option agreement can postpone the sale, allowing the seller to receive rental income initially.
