@Andrew Diamond you usually need to have a 600 credit score as anything below signals something along the lines of a recent foreclosure, bankruptcy, etc..

This is a clear signal that your list is saturated with other investors and you might want to consider changing your targeting. 

"Mismanaged" to me usually signals a large cap ex requirement.

However, you need to listen to the motivating signals to determine when you'll followup with them.

That's a clear signal that you need to widen your search radius.
