For the liability aspect, obtain  a renters insurance policy which covers the breed of dog you have.

Another friend of mine advertised her place saying she'd accept large breed dogs that aren't on any restricted breed list - same thing, her phone blew up because it's so hard to find a rental that will accept large breed dogs.So, if it's hard for tenants in your area to find a place that will even accept pets, or accept large breed dogs, you could just up the rent and say you'll accept them, and see if you can't get it rented at the higher rent that way.FWIW.

I have friends with a rental in Fairfield and one thing they did to get their place rented quickly, was advertise that they'd take large breed dogs on approval, that were not breeds on any restricted lists.

I don't view this as breeding hostility, they know upon signing that I expect rent on time and if they cant do that then expect a notice in the mail and pay by the 7th day or prepare to move.
