Though the city needs a lot of work in terms of crime and school, there aren't too many small/mid size cities with the arts, food, nightlife, access to suburbs, lakes, wine region, etc. that Rochester has while having extremely low taxes. 

Use an attorney who actually understands Land Trusts (most do not - they don't teach this in law school).  

The property is in a good blue collar neighborhood within walking distance to an excellent elementary school. 

My question is three-fold:1) I know there are two schools of thought on this.. but here it goes.

I made the first jump this year, when I rented out my primary home in a good school district and moved up into a bigger place in the same zipcode.

I spend a good part of my high school years in Ogden, UT, and am always looking for an opportunity to make my way back for the ski season!

Schools in district are rated 8 & 9 out of 10.

Fishkill is good, solid schools.  

Such things as school zones do not enter into the appraisal process unless you provide the direct information.Happy Investing
