What you would normally repair on one house, another house same repairs the owner flips out and cries you're spending their money.When we get tenants who get carried away with repair requests (like 1-2 a month is ridiculous IMO) we usually get on the phone with them, level with them and then tell them we can find a replacement in that apartment since they feel its so bad.

A lot of things are not used in store. 2 coin machines, 1 is broken and could be replaced by a card reader, large vending machine empty, soap vending machine coins could be converted to card.

That's the beautiful thing about tech and automation.It can take some time to set up and integrate and implement processes.But once done properly, you can scale quicker and easier and not be worried to take on a book of 189 units per se when the opportunity presents itself.I reverse engineered "scale" within our company and focused on systems and optimizing.Now it's time to monetize 🙏Getting very close to being able to throw gasoline on the fire for scale.We could scale easier in another market but to be honest, not in the mood of being like some of the other nation wide PM's where they do M&A nationwide.Plus, I'm "semi-retired" and prefer to keep it that way hahaThere are limits to growth in our local market but it's not necessary a bad thing.Cheers mate

Laminate counter tops look ok, not great, but they show very little wear over time and are cheap to replace when they get damaged.We use agreeable gray paint for the walls in all of our rentals - it wears well, shows dirt less than white.
