My PM quotes me and does the work on my buys to get them rent-ready and then manages them and I'm local but they do the same for many out of state investors as do many Property managers in Milwaukee such as Citywide Rentals, Welcome Home Milwaukee or MKE Leasing. 

@Andreas Mathews admirable, but make sure you do some research so you understand what a PM can make.Starting your own PMC business will require 75-150 doors to make a decent living, depending on gross rents and your fee structre.Working for a SFR PMC as a PM, will require a RE license and you usually get paid a percentage of the gross rents the portfolio of owners/properties you manage generates.

As you can see, the median rent MoM has jumped from $1388 to $1,500 and after a conversation with our leasing team, they have been the busiest they have been in a few weeks, leasing multiple properties with increased rates and in little time on the market for rent.

It will depend on Lender if they take Rents from Appraisal (1025) or Rents from your existing Tenants.

My goal is to live in the home during the winters, maybe 3-4 additional weeks for vacation, then rent it out to help cover the mortgage the rest of the year.
