I'm actively pursuing properties myself in the North Shore area as well but primarily focused on the CA side (Kings Beach, Truckee/Donner).

I'm trying to analyze this deal. The numbers looks awesome to me, but I'm struggling to find financing that will make it worth buying the deal.

It's a 6 unit property in Keansburg, NJ.

Should I go ahead and buy the duplex (assuming the seller agrees to a price reduction) or this is way too risky to pursue.
