@Rafal Soltysekyes LV is expensive but ARVs are higher.in the midwest you can have the privilege of buying a house for 25K, fixing it up for 80K, and having it be worth... 100K.the cash flow just is NOT there anymore on a vanilla LTR with conventional financing.you would need some kind of creative strategy or competitive advantage.

Just do a separate exclusive option to purchase and charge Option Consideration for the privilege.

I am blessed to have a wonderful rewarding career as a dentist however I realize that despite the privilege of a solid income, my school debt and the risks associated with dental business investing have inspired me to look into wealth generation outside my field to secure a financial future for my growing family.

I’m curious if people will intentionally defer rent/mortgage payments even while earning income and having the ability to do it whether it is out of fear or just abusing the privilege.  

Well, I'm very disgusted at the way us "animals" who don't have the privilege of being able to pay are rent on the 1st of every month!!
