You don't buy the land.In the South (resort areas) you can rent and many people do that.If you are in other areas, it depends on where you are.

EDIT - Also the new PRAT (Premier Resort Area Tax) tax takes effect Jan 1 2022. 14% occupancy tax for all resort type stays.

You also can't just evict someone just because they pay rent late and you don't like that...Evictions are a last resort as they cost money and time.My advice in this case would be to first talk it out with your tenant and ask them to move out.

I’m now seeking the options of either looking for a partner that will bring the money or my last resort will be trying to sale the owner on seller financing.

After getting several estimates of gross revenue from resorts within our price range, it seems like after all expenses (hoa, mortgage, management, etc.), we would be close to breaking even on most deals.  

I've worked in the multifamily industry now for over 6 years between two of the largest players in the commercial world (CBRE & JLL).

When you first jump in, the universe seems very large, but you'll find the world of real players; the guys/gals that continue to show us is tiny.    

And heres the possible icing on the cake, one side is on a major road though this resort area, so that opens up possibly boat storage, retail, splitting it into building lots to sell or build rentals.

There would only be about 3 active players with the rest being "passive".
