I want to start building relationships with the agents and visit some of them to pick their brains, figuratively, of course. 

To build a big rental portfolio using BRRRR works well but needs smart picks of homes and a firm plan.

But the art of picking out the gems within those 20,000 homes and then negotiating the best price possible is the challenge.

You probably will still not know what i mean.You can't cherry pick the pieces of regulations and portions of the seller's guide and get the full affect. 

There are good deals this way, but you got to pick through them.

However, if you do your market research to determine the supply & demand and look at what other Boat & RV Storage Facility's are doing nearby, and pick a good market (Florida - the entire state is practically a boaters paradise, and for those that don't boat, well then, they RV. 

Summer and leaf changing time in the fall has even more people packed into the area.There are just so many cabins to pick from.

We do however expect the second half of this year to really pick up in terms of trades.
