@Daniel Haberkost, @Jeremy Norman -  I know exactly what you're saying about the perception that Southeast Colo Spgs has.

Too many people place there own lifestyle perceptions upon others, thinking it's gotta be a scam, why wouldn't they just buy.

Including a separate "Tenant Rules & Regulations" (Brandon Turner provides a great one with his Book on Managing Rental Properties) can be a tremendous help in setting the perception that you're a professional landlord with your tenants.

Also, hopefully there won't be too many obstacles, but if they are, make sure you can see a plan to circumvent them.Hidden costs in wholesaling is really perception. 

At one point I had all of nine, so my perception is vastly different, than say Nathan with 400.With 9, it was still fairly easy to do on top of another job.  

In addition, I think there's this perception that no one wants to be the "first deal."    

@Rashmi Priyolkar the perception of safety often depends on where in a neighborhood a property is.

So then if you charge rents of say 820-860 rent per unit depending on finish if I normally charge 840 I could make rent at the high end and then give a 20 rent credit for paying early.Might be something to try.It's all about the perception of these tenants thinking they will get a deal.

Didn't know if there was really any difference on quality, or if there were just up-selling on the perception of quality.Thank you in advance for any and all feedback.

A sprinkler system with some additional landscaping will definitely continue this perception.
