So, to clear up a couple of things, my mortgage broker said with the FHA loan i am getting i have 60 days to occupy the unit so I was wrong about the 30 days according to my mortgage broker.The seller as informed me that she will pay whatever it takes to get the tenant out but she cant do it her self because of the pending litigation, My agent has physically gone to the property and tried to get a hold of him but he is avoiding everyone like the plague, he has his friends call people back and act like him and feeds everyone a bunch of lies.. so it seems impossible to actually get a hold of this guy and offer him cash. one of the problems with me remaining in my current residence is my mother needs to renovate the place, with new floors, windows paint etc and refuses to do it while anyone is living here, she is desperate to sell and we all expected me to be out months ago, had I known 4 months ago about the supreme court appeal I would have backed out and found another property, I am just in to deep and too late to back out, this property is mine I will close on this property by any means necessary.

Here's how it works in Oregon so may or may not apply where you're at ...there's public access which basically gives you ability to view current active listings and then there's realtor access (much more comprehensive ... ability to view actives, pendings, solds, expireds, tax info, pricing history, do detailed searches, etc)... this access requires a real estate license and paying dues ... best bet if you want access and don't want to pay to get your license and all the affiliated ongoing dues, become friends with a real estate agent ...

Sorry about the delay, I was still working on it.It was a Fannie Mae REO, that included a 15 day owner-occupant offer period.AFAIK, you can't get a loan on a property with no plumbing, and I couldn't see anyone with the means to get a 201k loan or cash actually living in a fourplex in that neighborhood.Apparently, I was wrong, or an investor has fraudulently submitted an offer because it went pending on the 15th day.

, the engineer has to look at the structure and a) determine if any portion of the wall can be (re)moved.b) calculate how the existing load will be carried c) write out instructions for you or your contractor to follow.d) {possibly} inspect & sign-off on the work {my experience with building inspectors is they will want the engineer to sign-off}.Around here a structural engineer will bill at $80 - $150/hour, pending on what they are doing; how well they do it; and how long they've been doing it.Asking one question to your lawyer can have a similar price tag ;)

Even though I sent them a 7 Day Notice to Quit, if rent hasn't  been received in my office on or before the 5th of the month, I charged them a late fee of $25.00, this doesn't change the fact that their rent is still due and a NOTICE of Quit is still pending
