You still may be vastly overpaying.

@Cody Baum - Can you become an investor focused agent and get practice in real estate without it being your own money? 

The headache and the risk is owning the mobile home.  

IMO You should never own a rental property in your name.

Also you can find lenders that are a lender (have their own guidelines and terms) who can also broker to make sure you're getting the best of both worlds. 

@Reid Ervin Great questions—there’s a lot to unpack here, but I’ll share what I’ve learned from my own experience, especially from a flip turned BRRRR, that I partnered on last year in Longmont CO.

In our student houses we use a programmable thermostat, but our building monitoring system has its own sensors and can override the wall thermostat and will not allow the temperature to get below 10C (50F) ... we are presently testing a new software load that will also prevent them from cooling the house too far in the summer.

Ends lease on July 2025.In December, tenant said there was an odor coming from garbage disposal.Tenant had tried their own DIY fixes for a month with no resolution.
