Large apartment complexes flooded the market with inventory and are offering crazy incentives and amenities that crush the small landlord which can make finding a tenant challenging and often for less than market rent. 

Just trying to offer insight to what has been going on in our world. 

It's going to offer Strong economic growth, Appreciation (especially in DFW), Tax advantages (no state income tax), and a Growing population, including infrastructure and amenities. 

There are some DSR Rehab lenders that may lend based on ARV.Otherwise, you'll need to raise funds from family & friends.

Roi will be judged based on action taken, connections made and net worth growth.

The interest being deductible is based on the use.

There is a fine line between offering a well rounded service and leaving too much in the home.I love the business and glad to be a Superhost but this has been my experience.  

Real estate got the early fools in based off that initial cash flow; they're no genius, they just gravitated to the lowest hanging fruit for money.
