Maybe that’s why I have had success with it, I’m not sure.I have some properties that I would NEVER rent to section 8 tenants because they are way too nice for that kind of risk.I agree that a lot of people buy section 8 properties then keep them as a dump.

. - LLC doc sets are fairly cheap and easy to create these days (with limited assistance from lawyers) and its much much better to have that cover bases on arrangements like this - it will also fit nicely with financing options - whether you take on debt from a lender in a co-equity situation like your first plan (refinance loan to LLC post rehab?)

It's the ideal thing to do if you need a very precise analysis, but I think AirDNA is still a nice tool to make parallels with a larger margin of error, even if you don't know much about marketing or any other more complex tools!

It is a great way to try to accumulate cash flow with less units, but you need to know where to buy, and underwrite and due diligence are key.Mobile home parks are a nice asset class, but much smaller.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.
