Yes, even land with royalty I was net negative.

I had a negative experience buying and leasing in another state and felt frustrated to not be close by.

I did not fail to mention the employment I simply avoided negative info that can be circumvented during the application process by a Banker or Loan officer.

@Ethan Bruland I have an initial negative reaction to this idea, but there is a lot more information needed to reach any kind of useful feedback.Zoning - You can't spot zone.

That same concept could be used on a going forward basis as well.  

In unlikely scenario if it rents, will be cash-flow negative probably by 400-500.

Lots of people have been sold on SFR as investments and are SHOCKED when the reality of repairs, depreciation, tenants, and negative cash flow rear their ugly heads.  

Why can't you start with some smaller residential or small multifamily commercial properties to get your feet wet, show proof of concept and possibly try to take on larger deals.Or possibly find a local syndication group and become an employee under them learning the trade and finding a mentor in the space.
