Since we didn’t have a pool and are not walking distance to the Broadwalk, we focused on interior design and that has helped, but we consistently lose out to Airbnbs with a pool, so we are working on maybe getting an above-ground pool and/or hot tub.

I think this is highly important - if you budget monthly, watch your cashflow on a property by property basis (as well as overall portfolio), choose good properties you can force equity into and capture equity at the buy, choose good stocks that consistently gain over the long term, then your net worth will take care of itself.

Be cautious of cities that aren't proactive in job attraction; too much growth can lead to strict building regulations, affecting housing value.Other Factors- Favor cities with a crime index that has consistently decreased over a decade.- For appreciation, I look for a minimum of 2.5% YoY growth in median house values over the past 20 years but I don't use this explicitly in calculations.

Furthermore, I have actively been researching and there is an ongoing housing shortage in the New Haven area, a consistent population growth, great property price to rent ratio, some new construction projects in the nearby area of the property and that it takes a certain type of person with great patience and “people” skills to succeed in these type of neighborhoods.
