@Justin Tahilramani You need to learn how to access your local system to track and monitor local foreclosures.

Bring up the issue of rowdy kids to management and see if they can get the cops to monitor the area and hopefully prevent this down the road.

Other office tasks, such as, monitoring leases, processing payments, managing tenant requests and handling the bookkeeping can be automated with your software of choice.

This helps us get a feel for demand before the property even becomes vacant.Then, we monitor activity and make adjustments. 

The point I'm extracting from the thread is to monitor how demand is impacted based on these increases.

You may be able to find someone who will fund your deal if you find a great situation but the lender may require you to put a larger percentage of the rehab/purchase funds into the deal and they may wish to control distribution of the funds by setting up an escrow account and monitoring that the rehab is being done correctly before disbursing funds.   

This registration helps the police monitor vacant properties and, I believe, helps pay for the city to cut the grass so it doesn't show up on the tax bill (don't quote me on that).  

I cannot speak for all of the HUD VASH programs (just the one connected to the VAMC I work at) but veterans in this program are closely monitored by the social workers assigned to this program.
