If you are too scared, pay somebody a little, visit couple house with them, get ideas, see what they are looking for and jump in, it is not a rocket science.

And add modern hardware.

South Pasadena takes enormous pride in its Craftsman houses built in the early 1910's, and loves preservation, not modernization.

As to what @Marc Winter said, I think the protests lack of social distancing and the fact that no one seemed to care shows that most of the rules set down are political and not truly based on science.

I know the US is different, in Canada colleges are mostly for trades (universities do degrees in sciences, arts, etc). 

Just saying its not really rocket science to do this when you are single member, unless the NY filing is more complicated.I don't do any wholesale nor work with any. 

The bathroom is very basic / simple as well as the kitchen, so could perhaps modernize those a bit.
