I am researching the city and surrounding areas and seriously considering it for my first BRRRR.   

Both Indy and Knoxville are major cities.  

My niece moved from Redwood City to Seattle and was always complaining about the smoke and air quality, even though I don't think it was that bad  Ya I grew up in Silicon Valley and Redwood city is half way from San Jose to SF.

In my opinion a half bath doesn't hold the value of a big modern kitchen. 

Id say the first step is to confirm with the city if the zoning allows for you to make this a separate unit. if it does great.if not there is another idea.

Areas around Gate City/South Woodlawn seem good on the gentrification heatmap.
