Our time to complete a finished product is about 6 months, once permits are issued.Specific to the sales process of individual unit sales, what metric, other than Cap Rate, would you recommend we use to show the merits of the investment?

It doesn't even merit a response.  

I am not interested in debating the merits of Turnkey vs other strategies, I'm just asking if one decided to go turnkey, who people would recommend (or not). 

Just to further add to my previous message Ben Marine again who is NOT my client he his is operating under an alias he is also practicing law without a law license also He filed a BBB complaint and the BBB found that there is NO MERIT to the complaint CASE CLOSED 

I would judge them on their overall merits and have a cancelation clause.

Then that buyers name starts floating around as someone not to do business with etc.Not debating the merits of it just saying brokers and agents have a long memory of the flakes and other buyers out to screw them out of commission to try and buy something.Best thing to do is learn how to swim with the current up river instead of against it.

There's a ton of merit in that stigma, but I also believe that in the long run, you get what you pay for.

Most of these asset protection things have merit, but most folks can achieve the protection they need without as complex of a set up.
