My math puts me at pulling $390k out through the cash out refi, with a new higher mortgage payment of about $1650 (to me though this is negligible relative to the equity I can put to better use on a value add investment property).Is there something I'm missing?

$100M was written in the lease by previous, well-experienced landlord and assigned to me at purchase.In my research, I have had a difficult time trying to nail down exactly what the premium difference may be from $100M to $50M but with the recent surge in prices, the best data I have so far is in the range of $750~$1k per Million of coverage.... so anywhere from ~$40~50k/year.

That puts me at a negative cash flow and would require a much more aggressive approach to adding the value which I'm not sure I'm up for.
