My main goal?

For the remodel I am thinking of extending the main home (which would make it "L" shaped") to incorporate the detached carport and detached bedroom/bathroom.  

Looking to add about 700sf on to the main house, to include a primary suite.

If the property is not on a main commercial corridor within the market it can be one of the best hardship cases to seek a use change variance.
