If anyone has any advice or help figuring out the logistics of this please feel free to share!

I work in the real estate business in Brazil, commercial and logistics.

I know it seems counter intuitive to ask one but I’ve met plenty of great ones who have helped understand the logistics better than I could ever imagine.

But for now I amplanning my budget, mortgage/HELOC, and logistic strategy.My rental management agent told me that the house need to be vacantto be ready for rental and visit from potential tenants.

I’ve absolutely heard of investors killing it by renting out by the bedroom but been reluctant in going down that road myself over concerns that I’m then (logistically) managing multiplying leases/overhead by the bedroom vs door, particularly with college students who are then deciding they don’t like their housemates and pushing to break lease mid-year when things are far harder to rent back out. 

Logistically it just doesn't seem like its going to work to finance in this market b/c it takes too darn long to close.  

Hey Dill, Flipping is definitely a business that requires a ton of logistics.

I would probably let them know now so that can at least be mentally and logistically prepared vs just a month before hand.

I guess this is more logistical but from someone who hasn't used Hard money before this nitty gritty is really helpful.

Diversifying across towns with multiple hospitals offers risk mitigation and a wider range of potential renters, but managing properties in different locations can be logistically challenging.
