I recently attempted to purchase a condo that needed a bit of kitchen/bath Reno; I found HOA detail on the MLS and its usually include there’s or Zillow by the way.

First though, we'd like to up the value of the house by remodeling the kitchen and bathrooms, also replacing the carpet and vinyl floors for hardwood.

As a part of our construction, we had several inspections and they signed off that we have complied with all laws required for single family residences  - the extra kitchen does not have an additional heating source (stove), all spaces are connected on the interior, and we have a single electric & water meter. 

My opinion is ultimately the PM company should be held liable to make sure this vendor gets paid.The PM agreement states: (21) hire contractors to repair, maintain, redecorate, or alter the Property provided that Broker does not expend more than $ for any single repair, maintenance item, redecoration, or alteration without Owner’s consent; Leasing & Management Agreement concerning: (TAR-2201) 6-1-10 Initialed for Identification by: Broker/Associate and Owner , Page 3 of 11 (22) hire contractors to make emergency repairs to the Property without regard to the expense limitation in Paragraph 4A(21) that Broker determines are necessary to protect the Property or the health or safety of an ordinary tenant;3) Should/Could the vendor file a mechanics lien at this point?

And for the money you’re making, sharing a kitchen or bathroom with people you’ve interviewed and LIKE isn’t a hardship.

What would you recommend regarding materials and appliances for a kitchen rehab intended to serve dual purpose as a rental property kitchen and a flip/resale property?

I've been considering one of these as well because it's going to be a few years before I can build my outdoor kitchen with wood fired pizza oven :-) and even then, I'm not firing it up in the winter!  

In the new house I had to do a Full gut and refinish in the basement, refinish and lay matching new hardwood throughout the entire house, as well a a full custom kitchen, and updated the bathroom as well.

Completely updated both sides including, new furnaces, electrical plumbing, kitchens and baths.

They have a new driveway, new garage, newer windows, new appliances, newer bathroom, newer kitchen.
