@Josh Silvester As far as the rural market goes I’m in a fairly rural area, largest town has 8000 people and several smaller towns with under 3000.

As far as I can tell, none of the other Airbnb's in our immediate area offer that. 

What I have seen so far as another newb who is probably not much further than 5 minutes ahead of you in the REI journey:It will not matter during the acquisition process (unless you are finding your own off market deals).CONS:-Not great to deal with tenants because of privacy reasons. 

As far as taxes go, selling it to you or on the MLS is still selling the property.If the owner includes it in their Trust, it can typically be inherited tax free if it is not sold.To buy the property, I would probably go for a lease option which is not counted as a sale, so no taxes are due.

Hi, Ohio is a good choice as far as investing in real estate.

I won't say never, but 1% rule on small multifamily in DFW is so rare, I probably wouldn't even dream of that in today's market.

As far as someone who is not had much experience turning a unit, there are things, simple things such as paint sheen, and paint color that can be a positive or a negative for the rental.

I was wondering if the 5 person plan is so restrictive as the individual.
