My position is that having clear expectations demonstrates that I want to maintain a clean and respectful environment, and that online applications weed out the lower functioning tenants. 

There are lots of careers outside of traditional office environments.

Hello Everyone, This is my first public message here on the forums, but I'm chiming in to add whatever I can to the RE environment in and around LA.

This type of hands-on environment is not for everyone..but it is for folks who want to dramatically shorten the curve and avoid lots of trial by fire!.

Seems like a surge in "good time to sell a home" since The Fed 'unleashed' its rate rise environment... maybe time to back off that rhetoric before they implode another welath-destructing bubble.

In a high demand low housing inventory environment like Oahu rents could have the potential to increase faster than less populated areas. 

@Steve Vaughan  unfortunately the seller does not have the right to collect the rent they don't own it.NOw if they would have done what I always would have done when I was doing these as a seller I would have done a wrap.. in CA its called a All inclusive trust deed.. .. the buy buying it still buys it.. but they owe ME the payment like a seller carry.. and I make the payment on my loan thereby knowing instantly if they are defaulting... when you default to  a lender it usually takes a bit to find out ... and the damage to your credit is done.. .also with the AIDT you have the Assignment of rents clause that lets you go after the rents...

I love speaking at the REIAs because they are safe environment for people to learn about investing. 

It's all inclusive..really not that expensive in the end.

I've listened to most of your podcasts and I'm amazed how you guys turned the good old boring real estate biz in a fun attractive professional environment.
