@Stephanie Dupuis I don't think lowering commissions per se is the right way to go, I just think there should be genuine competition.

I will say though that he did the following:1) Was genuinely specialized in 203k, FHA, HomeStyle loans.2) Was hesitant to give me quick run-of-the-mill loan estimates b/c he didn't want to give me a quote that would simply change the second i gave him additional info.  

It's also worth adding that besides being genuine and knowledgable, a REALTOR should also add value to the transaction.
