Has color variations (depending on the sun/shade) and animal foot prints (chickens, etc. that walked through when tiles were wet). 

If that's the case, you can't do any renovations until you have it professionally deleaded or it would be flagged for Unauthorized Deleading and you can get fined and the property would never be able to get a Lead Certificate, only a letter of Environmental Protection that states you did illegal work, got caught, then had to pay a professional to clean up the mess.

If you aren't earning more (yet), then you gotta figure out how to reduce your financial footprint. 

Quite possibly, but I think being a smart investor and business owner requires smart and careful decisions at ALL times regardless of environmental factors, and having the ability to quickly pivot and adapt.

They filed the necessary environmental docs to expand beyond just car manufacturing there.

I would imagine their footprint will increase further up in the northwest corner.

You'd still need the utility feeds, but the footprint will probably be smaller - fewer trees to clear for the house - and if you can make any kind of reasonable driveway without too many twists and turns, that's probably enough room to bring the mobile home in with.

I know that’s a long sentence but I spewed it out.there’s other things at play - higher construction costs, environmental laws, fear of a housing bubble ... all contributing to the scarcity.

Finding out city zoning for new construction on this property, finding out about environmental impact, speaking with the development head in the county, also getting information on the water sewage and electric for the property and what it’s connected to.
