Like what do you owe on the current hard money loan and what do you think the current value of the property is?

I usually don't do this.

Because it’s how I got started in real estate investing.

You do not have the opportunity to look inside the house before bidding so you're buying sight unseen.

I suspect even the banks who are aggressively expanding are doing so merely to sure up their geographical presence  to in order to expand their customer base but will then pull back on their branch numbers.Unless there is significant term remaining on the lease, there are other retail concepts that would be deemed more marketable.

Before you get a flip under contract it is important to know that you have a vendor/contractor you can trust that will do the work needed.

I understand the overall concept of it but since this has never been an avenue I have used it's unfamiliar and foreign to me.

We have bid on several properties at typical foreclosure sheriff sales, so we are familiar with the process of doing title searches before bidding.

I currently don’t have much capital, but I do have time.

I can do the parade of horribles for a personally owned rental property but suffice it to say that it is a long and robust parade and the horribles are horrible.
