My biggest concern though with the Townhomes was about if they have challenges with renting out or if comps are done for similar br/ba/sqft or if the actual townhome “neighborhood” has more weight than it may for SFH when doing analysis.

We are hoping to hear from anyone that has experience on either the rental or renter side, along with recommendations on the most desired neighborhoods and amenities around the Poughkeepsie area.

Metal roofs are very light compared to shingles so if there's only one layer, weight isn't an issue.

When compared to bigger complexes in desirable neighborhoods, these properties could have a higher potential for cash flow.Examine Financing alternatives: Look into financing alternatives, such as FHA loans with low down payments, that are geared for first-time homebuyers or owner-occupants.

While getting a template (likely from another state) may make you feel good, when the time comes for you to enforce the agreement and it does not hold weight will not be worth the savings.
