@Wayne Brooks - Hi Mr Brooks, The more I investigate,  the more I find HUD homes are a delicious entrée for hungry investors.

Own it & NNN lease it.Over dinner last night I had another interesting discussion about sales tax collections deemed insufficient by NY State.

Some take convention trips to "learn the ropes" or they may have other expenses covered, dinners at meetings and such, this will tell you if they receive compensations and how financially prudent they may be.Look at maintenance assessments over a few years and you can see who usually gets the jobs, if the amounts are reasonable, fine, if they are higher than they should be, might ask why.Anyway, back to the By-Laws.

No partnership deals, no expensive books or materials (costs, if any at all, will be less than having dinner out at Red Lobster). 

Instead of waiting for him to call you (because he's a busy guy), I suggest you invite Ned out to eat and pick his brain - if you treat him to dinner he will dispense advice worth far more than the cost of the meal  (I also know one of his fave eating joints so message me if you need it).  

We were just over at our former neighbor's home for dinner last weekend and there has been a lot of investment on that street and very little turnover.

I'd rather see an update or photos of your project then the lasagna you made for dinner, or a picture of your kids nursery school report card...plus you never know where that next deal is going to come from !
