It's criminal fraud to buy using those programs with no intention of occupying the property securing the loan.

Most of the searches are basic criminal with a credit score but some look for other data.

We aren't specifically trying to drive anyone out EXCEPT for the criminals.

Then you rent out at or just below market to get tenants quickly after carefully screening your tenants - including criminal check, credit check, calling prior landlord (or two) and calling employer.  

It would be better to just hand over your wallet and walk away, then giving a criminal another tool to commit more crimes.  

No offense Eric, but at the very least you put your agent in a position to lose his NAID number and not be able to sell HUD homesAs far as the wholesaling issue I don't really have an opinion one way or another but HUD does not allow the marketing of their properties prior to closing. 

Almost certainly for something along the lines of what @Richard C. mentions.Figuring out how to avoid getting caught doesn't change the fact you're engaging in criminal activity to promote your business.  

I screen out those with criminal history (that they will admit to).

Don't let business decisions affect your relationship--sometimes you're going to have to decide to do something that will be taken hard, most often it's conversations that must be had that could be offensive.
