Consider giving them a gift certificate to their favorite restaurant as a token of your appreciation for their patience during this time.Also, step up your watch of the property.

I have found craigslist to be a pretty good method, however i have noticed that some would like a pm certificate to go along with experience. 

I have dealt with Section 8 and yes some are just there for the paycheck with no care for the job, but hey I also work all types of Phd holders and all other certifications and guess what some of them can be just as lazy and non-caring about others situations.

Hi BP, I found a dilapidated property (I think there are squatters living there) in Manhattan with a tax lien certificate bought by Bank of America several years ago.

So significant savings there.2) no appraisal3) no termite certificate or other fees.4) Lender's title policy.  

We never want to be caught with the wrong date postmarked on the envelope, so we prefer to go to the counter and we go the extra mile by getting a "Certificate of Mailing" that proves the date the item was mailed. 

Hi @Paulie Moore ,If your interested in development I would highly recommend you check out the UW's Certificate in Commercial Real Estate program - it was fantastic.

Only after you've received the Certificate of Title, can you then get insurance, as long as the title is not clouded and/or you've paid off any other liens against it.  

Also, it possibly did not pass inspection, so no certificate of occupancy.I suggest that they look for a better home.
