Maybe use the $50k to pay off a car or trade in your car, pay off the credit cards, put yourself in a position where your only debt is your primary residence (if you're a homeowner, bonus points if you're house hacking).

The added bonus for my specific situation is that my brother is an extremely talented architect that currently "condoizes" properties and creates new buildings in Boston for a firm and would do these drawings for me for pennies on the dollar.

This new world will allow the REI to:1 - Pay more than the asking price2 - ...and at the same time, pay less for the property, and...3 - Make a much higher return (cash flow or profit),...much faster than using the simple strategies most REI use today.Bonus:  Since this knowledge is used by a minority of REI, the competition for properties (deals) is dramatically reduced.Bonus, Bonus:  ...and, the economy, and trends in the market, market direction, property value directions, etc...matter not.

I think the idea of partitioning the lot is creative and a bonus if it helps with having less cash in the deal! 

Be aware, though, that even if you do compete on price or some other factor, the agents that flock to the new service that has the best splits/bonuses/tech will likely be right back out that door when some new shiny object comes their away. 

I'm mainly in it for the signing bonus and some potential tax benefits.
