BP,Thought I would take a few minutes to write a post that hopefully keeps people hustling who are currently struggling with their business or frustrated with a problem that seems like a huge road block.

I second the recommendations on here to just ignore it and don't respond - you don't want to make any kind of commitments to him to have it looked at and then be held on the hook for that.If he's serious he'll get his lawyer involved, but until that happens I'd just block the phone number.

They're not down for owner financing... i've spoken to a couple banks and they don't see the value in the purchase because they said they need a valuation on the property alone and not with the connecting properties (makes no sense to me) so now I've turned to Bigger Pockets and I need some suggestions.Breakdown: 1 Neighbor wants $1.3 million and the other i can get for 900k  both of these + my land brings total SF to around 18k+ sf of land. projects in the area have sold - just land value for approx $300/sf  this lot would be far superior given the location and it becoming a full city block... 

The aluminum frames look very thin which helps with the view, and a vinyl replacement would probably have thicker "framing" and would block some of that view.

I pulled up some of the disclosures on a couple of properties a few blocks north and they noted that their properties flooded twice.

I have never rented in Hoboken but it is difficult to ignore all the "for rent" signs on every single block lol.

My understanding is that whole blocks are vacant.

I recommend starting with reading "Investing in REITs" by Block. 

It is a short walk to the M train with easy access to Brooklyn and Manhattan and 1 block away from express buses to NYC.Each 2 bedroom apartment was renovated in the last 10 years and all are in great condition.

It's not the prettiest thing but throws off decent cash flow for the investment.The property is just under 3 acres with 6 leased lots with tenant-owned homes and a 2/1 block building.
