You should also be aware, if this is a tub/shower combo, that the most common method of insulating a steel tub to make it behave more like cast iron is wrapping it in unfaced fiberglass insulation before installation.

I mean, trust me, I'm not stupid enough to think we live in a rose-colored world where the seller has to follow all the rules - the seller ALWAYS has the option to not show up to closing - I'm simply pointing out that, in PA, if a seller's agent were to simply accept a backup offer instead, just because a buyer ASKED for some post-inspection remedies, the seller's agent could lose their license for behaving that way)

My question is: Shouldn't the mold growth be responsibility of the tenant since she is not giving the bathroom enough ventilation after showers and not performing regular cleaning of the bathroom walls (tile and grout) otherwise I'd be having to perform these "repairs" on a regular basis....
