If I can suggest you write down your goals and get super clear; start big and then work backwards so you have attainable and manageable goals otherwise it's easy to get despondent.

Your investment goals are certainly attainable, and if you choose to get creative then you could push well beyond those goals, but that depends on your comfort level and the team you build out.

That means that you will be able to purchase a home for less money in Bakersfield, CA but should still be able to attain about the same rents.  

My goal, which I'm not sure is attainable, is to have a property I rent out VRBO..etc and break even within 3 years, therefore paying for my place.  

I agree with the description that this is an attainable, realistic method.

This feels like an easier strategy to attain.
