When you look at MLS inventory once a week, don't really know your numbers, and arent willing to offer on anything that has potential, it's easy to get into that anti-MLS mindset. 

The new bank owner didn't care for what was happening, and called or maybe wouldn't refi his debt.He was leveraged to his eyes, and slowly lost everything and ended up in BK.That's why he's so anti debt now.

As far as I knew you just dry out the wood and treat it, I did this in a kitchen on one of my rentals, I cleaned the studs with vinegar and treetop oil by hand twice, then afterwards treated with the anti-mold product from Home Depot (forgot the name) then painted it with BIN primer, I haven't had any issues.
