I have considered that a 3 year lookback might be insufficient for a complete analysis; but it's what's available right now.

Did you capitalize that pool yourself or is that a school project type thing?

As for Marketing, I've never seen an agent propose a marketing plan with market segmentation, value proposition, buyer profiling, market analysis, or any of the MBA type stuff. 

Im just about finished on that project, and will refinance in a few months, and ill be looking at a 55k cash out refinance.

Investors typically want detailed financials and an agent can help you put together all these docs like rental history, expense reports, potential ROI projections, etc.

The reason for this is the condo project it underwritten just as hard if not harder then you are.

Will you come to the US to visit and manage the project?

Local real estate meetups, REI clubs, and even Facebook groups can connect you with experienced investors and potential mentors.When it comes to finding mentors, focus on providing value; whether it’s offering to help with projects, sharing market insights, or just being a reliable connection.

I'm still having to run the numbers on each project and see what makes sense.
