They have a confusing allotment of cards to choose from, they try to get us in Denver with discounts on gas and such and you read the fine print they have limits on what you can earn... don't see anything in Home Depots credit cards that I can't do better with through the majors cards.If you're in the need for financing in your ventures so be it, everybody is in different places, but don't call it a moral soap box, it's simply people in different places financially.

We'd like to start with something simple $50k cash purchase with a $20k-$30k update cost with a $125k min $140k comp'd neighborhood.Note: My wife is an agent & has 2 investors who have done this 6 times in the past 36 months so we feel we know the numbers & there is allot of similar properties..Do we just go for it with hard money???

For the average investor, a few properties represents "allot" of money to them so if one is a bad investment then they arent going to "average down", there going to sell it. so where with stocks allot of investors may max out their phasing/averaging with an anticipated total position of $50k or less in an individual security and each buy in being different percentages of the anticipated total position. to try and do that with real estate where the typical rental SFR costs $40k, your gonna be in the millions (not to say its not done, Blackwater does this very thing with real estate, but their an investment firm, not the average investor).
