Additionally, checking local listings on Zillow or Craigslist can help fine-tune the rental rates in that specific area.

I probably wouldn't trust many of them and I'm still double checking what those who trust tell me.b.

Sounds like you have a solid agent for checking on that

I think tracking productivity will be tough unless you have someone on site that is checking their work at the end of the day and documenting their progress.

Cross check your realtor's opinion with your PM's and you are off to a decent start.

Document all of what you do if you are going to get it done for them, and/or if you cut them a check then make sure it is in writing that it was all done and they cannot come back to you at a later date asking for more money/mitigation.
