And there's the risk that the basic package or few packages included in the overall offer might not offer enough coverage for some homes.It might be helpful to survey your community to see what everyone thinks if you are friends with any neighbors or on a platform like NextDoor or wherever your community offers a networking/communication opportunity. 

The best path to financial freedom is to keep working your A** off at your day job, buy safe investments in good areas, and get rich slowly. 

Not gonna turn this forum into political views lol Back on the topic for the original question@Eddie Torres I agree with the others, some communication to the seller about how you're not a large firm buying up the property to bull doze and put a Walmart in is well within the safe to disclose content.You being a family man and purchasing this property for you family's financial well-being is to me noble.

The growing list of issues include multiple poor quality tenants damaging properties and breaking leases with no recourse, and non-existent communication/accountability from property management to the point where I have zero faith in their personnel correcting the issues I'm experiencing. 

At that time I was property rich and cash poor, but upside down there as well.

Buy, hold, and get rich.

A wise investor will not try to get rich quick with shortcuts.

Thats why the AITD is such an awesome document CA came out with decades ago.. it allows you to wrap the sub to but if your wrap buyer fails you can foreclose out that TD.. and get the property back.. if the wrap buyer turns into a butt head and wont communicate or co operate.

Could you share more information, such as , did you buy it close to where you live, what softwares are you using to automate, are you self managing or have a PM in place for maintenance and bookings and also communicating with guests?
