basically if its TRUE RV there needs to be on site manager to collect payment when they roll in for the night and most RV parks also have amenities that need tending

When my wholesale fee is over a certain amount ($20K-$25K) I tend to double close to keep from ruffling any feathers on the buyers side.

You'll have Craigslist, Biggerpockets, referrals, you can call title companies, and even other wholesalers if you have no luck finding a buyer. 50% of a deal by co-wholesaling or joint venturing is better than 0% of no deal.
