Personally I never listen to what the seller states the income is as they are sometimes way off.

Starting off you will not do a zero sum investment plus get other people to invest.  

These I have found are real, striving parents, working their butts off to provide the best housing and school system for their children.My ethos in this approach is exactly why we at LaPlante refer to them as Residents, as we consider "Tenant and Landlord" to be dated terms and rife with negative emotion.

If so, do the suggested prices seem to be paying off?  

Once I did a portfolio refi, I got all those loans off my credit report and my credit shot up into the 800s very quickly.

Well there is somethings right here and some are off mark IMHO.

For example funding rehab with the goal of a quick refi to pay off the heloc.

Personally for what people charge for these programs I would say you are 1000x  better off taking some courses at a local college, getting a degree and working in real estate to get paid for experience and then do real estate on the side for your own portfolio as well.

I just want to get financable this year - pay off debt, save some $.
