My question is, why would you withhold any information from the person you now have to sign an agreement with to help you find a property?

I was going to call some numbers on signs at properties being developed to see if they were interested.

The only reason they shed tears and beg to stay is because you are probably renting to them well below market and it is in their best interest to stay put as long as they can.Did you sign a lease?

Look for signs of water damage, like stains or discoloration on walls.Roof problems are also common.

Repeated late payments is often a sign of bad things to come.

Suggestion: reach out to anyone marketing a unit for rent on the web, sign or newspaper.  

I recommend putting a lease in place - if things go sideways, you'll have to get an eviction for the boarder(s) regardless of whether or they've signed a lease.
