I feel like I've read several contracting things, maybe I read an older version, but i can't seem to find out if I can just straight out get a broker's license, assuming I take the 270 hours, or do I have to wait x amount of time, 2-4 years being active, to get the license.2) I'm still currently investigating my Universities class catalog, but are there any foreseeable issues with taking a Real Estate class in Florida and using that credit to get a license in Texas?

It's possible that values have dropped considerably in the recent past for some reason or another.There's no way to know without doing more investigation.

Basically, I want to avoid the issue of needing to investigate the exact numbers before knowing if a property is worth looking at seriously, as it's not really feasible to do this as it could take like a week to investigate each listing (waiting to hear back from various people, etc.).I also improved my spreadsheet; it now includes an entire mortgage calculator which does all of the basic calculations including full amortization schedules, and extra-payment calculators.

I will provide them a recent bank statement showing a balance greater than $300,000 and offer to pay a year of HOA fees in advance, and I will offer to have a third party investigator do a background check on me to prove that I do not have a criminal record, given that I am paying cash there is no logical legal reason why they should refuse my application, but this application process may have little to with the law.
